We are a full-service Real Estate Brokerage licensed in Pennsylvania and Georgia. Our Broker/ Owner is an investor, so having that experience allows us to give the best advice on current market trends with regards to renovations and pricing. We are a small team with loyal members, so we can keep the owners’ costs to a minimum while still being able to obtain maximum rent.

RENTAL
MARKETING

We offer access to the GAMLS, FMLS, Zillow, affordablehousing.com, apartments.com, rent.com, Trulia, and all other major websites so your property has maximum exposure, thereby assisting tenants find their perfect home. At our site, we believe that finding the right tenants should be simple and straightforward.

RENT COLLECTION

We strive to make the payment process as easy and stress-free as possible. We offer various payment methods to make it more convenient for tenants too. We also like to work with local housing authorities since the payments are backed by HUD, which guarantee more timely and efficient payments.

INSPECTIONS

We perform semi-annual inspections of the premises. That allows us to address any routine maintenance requirements that the owner is responsible for, as well as verify that the tenants are maintaining the home and abiding by the lease.

TENANT SCREENING

We screen tenants thoroughly, making sure that they are reliable and trustworthy. Why? What is on paper may not be factual. We verify all credit, income and previous rental history personally to make sure that the applicant would be a good fit for your property.

MAINTENANCE

We have a team of professionals that respond to calls within a few hours. Sometimes they can even do same day repairs. We do require that owners keep a minimum of $350 in escrow. Any repairs under this amount we are authorized to take care of out of said escrow.

LEASE ENFORCEMENT

Any deficiencies are sent to the tenants. They have a certain time frame to address the repairs. If not completed, we will complete them and charge it to the following month’s rent. If it is not paid with the rent, or if there are any other non-monetary violations, we will send the tenant a 60 day notice to vacate.

We oversee renovations; we provide professional photos at no additional cost to the owner; we personally show the home to perspectives tenants; we advertise on all MLS’s & common websites; we screen tenants for background, employment and credit; we offer free tax appeals; we file dispossessory’s if necessary.
